Aman Group has detailed the residential side of Janu Al Marjan Island, its sister brand's project in Ras Al Khaimah, about 70 km from Dubai. La Revue des Hôtels reported the figures on 29 October 2026.
The tower
The residences occupy a 29-storey tower designed, like the hotel, by SCDA Architects. It holds 73 homes, from one to five bedrooms and from 197 to 1,096 m². At the top sits a five-bedroom duplex penthouse of 1,761 m², the largest unit in the programme. Five Marina Villas complete the offer on the island's eastern shore.
Owners have a private entrance with a 10-metre-high hall, a lounge, a gym and a pool. The Janu Private Office provides a 24-hour concierge, valet service, residence management, preferential rates, priority bookings and upgrades at Janu and Aman hotels. The homes have been on sale off-plan since October 2026. Prices are not published and are given on request, with viewings by appointment at a sales gallery.
The resort
The hotel will have 132 rooms and suites, a 30-metre pool and a 265-metre private beach on the Arabian Gulf. The Janu Spa and Wellness Centre covers 2,496 m², with a banya, a hammam, cryotherapy and a padel court. Six restaurants and bars are planned, including the Chinese restaurant Hu Jing and a beach club. Owners will also have mooring access at the Wynn Marina, which takes vessels of up to 85 metres.
The partners
The island is developed by Marjan, led by Group CEO Abdulla Al Abdouli. Janu Al Marjan Island is Marjan's second joint venture with Wynn Resorts, whose integrated resort next door, Wynn Al Marjan Island, is expected in 2027. Construction began in July 2026. Marjan's groundbreaking release gives 2029 for the opening, while La Revue des Hôtels cites 2028 from the Janu website. Vlad Doronin, Chairman and CEO of Aman Group, described the island as a natural home for the brand.
Janu opened its first hotel in Tokyo in March 2024, which now holds two Michelin Keys. Further addresses have been announced in Dubai, the Turks and Caicos, Montenegro and Saudi Arabia.
The signal
Janu was created in 2020 as Aman's sister brand. In Ras Al Khaimah it follows the Aman model to the letter: branded homes sold off-plan, with a private office linking owners to the whole group. For developers in emerging luxury destinations, a top-tier residential brand has become a way to finance the hotel and to sell the destination itself.
